A standout feature of this transaction was the efficiency of the development team. Despite the challenges of the Thanksgiving and Christmas holiday seasons, Osprey and Bruin Capital Partners moved from contract to close in only 56 days.

This rapid execution highlights the strength of the partnership between Sean Dalesandro (Osprey) and Jeffrey Canarelli (Bruin), whose ability to navigate complex entitlements and land acquisitions ensures that this project remains on a fast track to serve the community.

Meeting High Demand in a Retail-Constrained Market with 1.7% Vacancy

Northwest Las Vegas remains one of the most supply-constrained retail submarkets in the region. With current vacancy rates hovering at a remarkably low 1.7%, the area is significantly underserved compared to its residential density and high household incomes.
